Whistler Chalet, Condo and Townhome sales and month in review for January

As we review the January's real estate sales for 2013 in Whistler, the trend of decreasing inventory continues.  Current single family home, condo, duplex, townhome and vacant land listings for Whistler total 542.  This compares to the same time last year when we had 682 active listings of the same types*:

We saw 43 listings come to market in January and sales for the month totaled 36, ahead of the December figure of 30 sales.  Single family home sales led the increase with a continued demand for Phase I Condos and Townhomes:

Median prices were up slightly in January to $590,000 from the December figure of $565,000 with 53 price changes.  January sales amounts were also slightly higher than the previous month but still low compared to the year overall.  The period leading up to Christmas and New Years traditionally sees lower sales compared to the rest of the year:

Overall the Whistler market is still experiencing a "buyers" market but with less inventory to choose from.

For sellers now is a good time to put your home in good order and place your home at a price that will attract offers.  My role as a real estate professional is to get the highest amount possible for you in the negotiation process and with a smaller amount of inventory to choose from more value can be achieved.  Without an offer, that's tough to do.  If you are thinking of selling, please call and we can discuss the market, your home and a realistic list price and marketing plan that will encourage offers.

For buyers, we continue to see good opportunities in this market but the days of many great deals seems to be shortening.  I feel we will still see some motivated sellers in the coming months but acting quickly is the key.  You don't want to be the second offer in.
