I hope this finds everyone well and enjoying the week. I was looking over the sale numbers for the past few months and it is interesting to note that from April to the end of June we had 128 sales. September gave us 54 sales with another 53 in October. For the first week of November we had 7 firm sales. Selling value continues to be soft with a high number of listings for most types of properties.
We had 28 new listings, 15 Sales and 21 Price reductions in Whistler this past week. This compares to last week’s numbers which saw 14 new listings, 11 sales and 19 price reductions. After 43 listings expired on the 1st we have seen 19 return back to market. My feeling is many Sellers will wait until the Spring to re-list and capitalize on the Winter rental market and Buyers seem to be watching and waiting as they feel prices could soften further. While I appreciate this sentiment, I do feel that there are some motivated vendors currently out there and would encourage potential buyers to focus on the lifestyle value of a property (its unique characteristics) as well as the price. I have had to console a few Buyers this year who have found that their Dream home has sold. Sometimes waiting on that fence can be a painful option.
