Whistler real estate listings and sales

At this time of the year and up in these parts, a common question that goes thought the mind of anyone who is passionate about snow sports is:

“Is this going to be THE winter?”

THE winter is of course predicated by the amount of snowfall we have each day.  The more frequent the fresh snow – the better the season.  Which is why I was so pleased to see the snowline very low on Whistler this morning, and the rain continuing to fall here in the village – forecasters say it is to be a cool wet winter here in the Pacific Northwest.  I say it’s going to be great and I hope to see you up here! The legendary Turkey sale happens Oct. 7 – 10.  It’s never too early to have a look at some of the sales going on in Whistler...

...Which brings me to saying “Congratulations” to 2 of our clients who removed subjects on their Whistler home purchases and 1 who had subjects removed for the sale of their Whistler property.

We had 24 new listings, 16 Sales and 40 Price reductions in Whistler this past week – if you would like the sales, please contact me – I am happy to give.  This compares to last week’s numbers which saw 18 new listings, 21 sales and 29 price reductions.  We continue to see a large move to reduce pricing and are finally seeing new listings coming to market at a price point that the market will bear.  Although I feel there are excellent opportunities in all sectors of the market place, here a few listings that caught my eye this past week:

18 Alpine Greens
– this is the first time we have seen a 3 bedroom in Alpine Greens that will sell for under $899k since April 2002.  Out of country owner, who is already taking a loss and will probably take more of one.  This is a great complex located next to the Chateau Whistler golf course. A good candidate to submit an offer.

Finally a break in 2 bedroom pricing at the Aspens on Blackcomb.  Ski in – Ski out location, 2 hot tubs, a big pool, busy in the winter and summer, nightly rentals allowed and you can self manage.  Reduced to sell at $585k – Again, a good candidate for an offer.

A number of price reductions in the 1/4share Horstman House this week should be no cause for alarm.  This is a great building with ski out access and should be considered by anyone looking for a very affordable way to make Whistler part of their life for a week every month.  We are seeing good offering throughout the 1/4 share market, (and I know I am repeating myself) but I feel the price point for this property is great.  I still stand by Montebello if you are a bigger family or prefer a large townhome feel with garage but Horstman is a good buy.
