Whistler real estate new listings and sales for Sept 13

This past weekend saw 7000+ bike riders make their way from Vancouver to Whistler in the second annual RBC Grandfondo.  The event was well received and the new Olympic Plaza was again the place to be as riders and spectators alike enjoyed sunny weather, the Bearfoot Bistro beer garden and a concert by West Coast rock legends 54-40.

This past week Whistler saw 29 new listings, 15 Sales and 20 Price reductions in Whistler.  This compares to last week’s numbers which saw 13 new listings, 10 sales and 23 price reductions.  A surprising jump in new listings gives Buyers an even greater selection of inventory to choose from.  As the summer winds down and people turn their thoughts to snow in the mountains we can expect to see sales continue to increase.  Certainly this past week was a busy one for Lisa and me; with a high number of showings and several clients having their offers accepted.

One interesting question that a prospective buyer asked me, revolved around why he should use a Buyer’s agent to represent him in his purchase.  His thinking was that he did not want to pay for Buyer representation when he could go through the listing agent to “do the deal”.

For the record:  Buyer agents are paid by the property seller (as part of the commission that gets paid to the listing agent – a “Thank you” if you will for bringing the Buyer).  Buyers do not pay for Buyer representation.    A Buyer is far better off using independent representation as the Buyer’s agent should be trying to get the lowest price for the Buyer.  The Seller agent is trying to get the highest price for the Seller which is why I have a really hard time with agents who “double end deals” – representing the Seller and the Buyer.   Ontario does not allow this and I think it is a big conflict of interest here in BC.

When buying property, seek independent Buyer representation – it doesn’t cost you anymore and chances are it will save you a bundle in the final sale price.
