Whistler real estate new listings and sales for Sept. 20

Greetings from Whistler.  There is coolness to the air these past few mornings and I am seeing the occasional leaf fall from the trees.  Although biking, golfing and other summer activities are still going strong, I can’t help starting to think about our next ski season and the anticipation it holds.  It also helps that we had a little fresh snow on the local mountains this weekend.

This past week Whistler saw 18 new listings, 21 Sales (compared to 10 two weeks ago) and 29 Price reductions in Whistler.  This compares to last week’s numbers which saw 29 new listings, 15 sales and 20 price reductions.  Although listings are down slightly and price reductions are up a little, the big number this week is in the sales – If my last couple of emails weren’t clear – Whistler is getting bought up when the prices are right.  This week Lisa and I will be putting 3 firm sales in, and are currently working with a number of buyers who see the value in some of the listings we are showing them and vendors who are either downsizing or moving on and are keen to sell.

My “pick of the week”, this week is 8144 Alpine Way.  This is a 14,000 sq ft lot with an old timer (1976 – hey that’s younger than me!) 2.5 bed/ 1.5 bathroom home on it.  Currently listed at $549k.  Yes it’s a ‘teardown’, but one could easily rent this out over the winter season and start construction in the spring.

Lisa and I have also taken a new listing in the Highland Annex.  This is a freehold studio in Creekside that allows for nightly rental.  More suited as a 6 or 12 month rental property, we have it listed at $165k.

There was also a 1/4share in the Horstman House that sold in the high $40k range.  Again, a great opportunity for someone looking for a program that gives you 13 weeks a year of use, ski out location with a pool and hot tubs.
