During the past 7 days we had 39 New Listings, 15 Sales and 16 Price reductions compared to last week, which saw 29 new listings, 15 sales and 21 price reductions. This bring us back up to similar numbers this time two weeks ago, which saw 38nl, 10s and 15pr
2011 Sales (Q1 & Q2) to date are 45 Chalet, 84 Condo, 82 Townhouse, 39 shared owner, 5 duplex.
2010 Q1 & Q2 sales were 43 Chalet, 47 Condo, 77 Townhouse, 21 shared owner, 7 Duplex.
Overall sales are up, especially in the Condo market. I attribute this to a return of lower mainland buyers who are capitalizing on well priced offerings, a large supply of them and low interest rates. As inflation in Canada starts to rise, we will see interest rates also move up which may slow the sales trend. A strong American dollar may deter U.S. buyers, but we may see an increase in listings from American vendors. I really wish the drycleaners hadn’t lost my crystal ball...
Anyone looking for a well priced phase II condo (limited owner use), I would suggest Coast Blackcomb suites. My recent experience with them has been positive and their only steadfast rule is that owner stays are only allowed when the hotel is 80% or less (no booking windows, blocked dates etc). Studios starting at $109k. Please note you will need a 35% down payment.
Some notables on today’s Realtor tour were 33 foxglove, a 1703 sq ft, 3.5 bed townhouse in the Benchlands on Blackcomb. No HST and listed at $879k
6311/6312 Lorimer Road are two 3 bed/ 2 bath homes (approx. 1840 sq ft) that back on to a very nice green space with its own stream. A very tasteful update in one, shows what can be done to the other with some work. Reno’ed one $988k/ non-reno’ed $899k.
And I better give a shout out to the Boss’s listing on Taluswood (I know he reads my updates!). Ron is great guy and with a good listing: #22 Taluswood is a great 1 bed/ 1 bath condo in the always popular Taluswood development. 670 Sq ft of living space with a big crawlspace below. On at $499k No HST.
