Happy New Years!

I would like to take this opportunity to wish you and your family the very best for the Year ahead.  Visitors to Whistler enjoyed a large and festive First Night in the village, capped off by a colourful fireworks display.  It was great to see everyone out and families enjoying themselves.

The Whistler market is still recovering from the economic slowdown that has affected the global economies and Whistler still faces a surplus of real estate inventory.  With higher than average supply and Buyer demand staying relatively low, prices have needed to correct to entice Buyers who have been waiting to purchase.  These adjusted prices have resulted in more sales in 2011 which marked the first time in several years that sales were up - totalling 541 in 2011 vs. 462 sales in 2010.  I feel that we are seeing some good opportunities at the moment and that now is a good time to be seriously looking at Whistler for a property purchase.

This past week we had 16 new listings compared to 24 last week.  We had 10 Sales and 10 Price reductions this week which equalled the previous week’s numbers of 10 and 10.  Of interest are the 57 expiries that occurred on Jan. 1.  The next few weeks will tell whether these properties come back to market or if the owners decide to hold off and ride out the storm.

This week Lisa and I have signed a new listing in Nordic Court.  It is a 696sqft 2 bed, 1 bath unit located on the top floor of the complex with great views to the West.  The stipulation is that the renters or full residents work in Whistler.  It is offered for $285,900 and I will be able to send out a full fact sheet next week.
